To avoid significant upfront renovation costs, Glitz 4UT recommended selling the three-bedroom house “as-is” with the option for post-sale renovations, allowing the buyer to customise. The house was sold, and Glitz 4UT handled minor renovations, including carpet changes and work on stairs and windows. For the two-bedroom house, Glitz 4UT renovated the property and rented it out, charging a 10% commission, providing the client with hassle-free property management and no upfront costs.

Mill Hill: Development & Rental
The owner of five plots in Mill Hill, totalling 400 square meters each, approached Glitz 4UT after receiving a referral from a private client. Their goal was to build 10 flats across the plots, and while they had already secured planning permission and initial designs, Glitz 4UT’s expertise brought new possibilities to light. Upon a thorough assessment of the site, Glitz 4UT’s engineering team recommended amendments to the existing plans, optimising the layout within the approved planning permissions. The client’s architect reviewed and approved these changes, trusting Glitz 4UT’s guidance.
